Spring’s momentum settles into a beautifully balanced summer.

After a spring that pushed every desert city firmly into seller’s territory, July brings a welcome return to balance. Across all seven cities we track, the Market Action Index has settled into the mid-30s, comfortably on the seller’s side of the ledger while easing gracefully from the highs of April, May, and June. Inventory is healthy, homes are being thoughtfully considered, and buyers have room to choose.

This is a market in fine form. Well-priced homes continue to sell, sellers with sharp presentation are meeting motivated buyers, and the desert remains one of the most desirable places in California to own. What has shifted is opportunity: the buyer who found late spring too competitive now enjoys more selection and more negotiating room than at any point all year.

Nationally, the backdrop is steady. The 30-year fixed mortgage rate has eased to roughly 6.43%, a seven-week low and down from about 6.67% a year ago, and modest improvements in affordability are keeping purchase demand alive even as the broader market normalizes.

The desert reflects that national balance, and does so from a position of strength. All seven Coachella Valley cities remain on the seller’s side of the index, and the region continues to draw buyers from Los Angeles, the Bay Area, and beyond who want the desert’s lifestyle, weather, and long-term value.

The index has ticked down from 40 last month, and the Altos read notes that if inventory keeps growing relative to demand, gentle downward pressure on pricing could follow. For now, prices have held steady while the market cools around them, a healthy sign. New listings are entering at a median of $495,000, keeping fresh inventory accessible.

Cathedral City sits between Palm Springs and Rancho Mirage with easy access to both. Buyers priced out of those markets continue to discover real opportunity here, and with the valley’s highest relative demand reading, well-priced homes still find buyers.
